Current Short Term Tenancies are not affected by the change. However, all new tenancies from the 1st December 2017, are now Private Residential Tenancies. The Scottish Government have provided a model tenancy agreement.

According to the Scottish Government the purposes of the change are to provide tenants with stability and predictability of tenancy and the landlord with appropriate safeguards. The Private Housing (Tenancies) (Scotland) Act 2016 requires core rights to be noted within the new agreement. Additionally it allows for discretionary terms to be included, these providing extra safeguards for landlords. It is the discretionary terms which we at Munro & Noble have paid particular attention to within our leases.
